PROPERTY OWNERS PAGE
We are constantly approached by owners of properties around the world who are
looking for an agent to market and handle lettings. It is for this reason that
I decided to have a page on our new website dedicated solely to Owners, so that
they may understand what sort of properties we require and how we operate.
The best form of reference is for all owners to have a good look at our website
which will give them an idea of the sort of properties that sit happily in the
Elysian portfolio. Our standards are high – quality is an essential
requirement, and also value for money. We love to find a property that is
different, unusual and even unique. We rarely take on properties that do not
have a swimming pool.
We endeavour to visit every property on our portfolio and review all our property
details on the owners’ behalf, on an annual basis. We do however rely on our
owners to give us all necessary information should there be any changes and/or
arrangements as they happen.
These days, everyone wants either a pool or to be close
to the sea and who can blame them! We have an excellent reputation and our
requirements are therefore also high.
In terms of the service we provide, our clients will vouch for our excellence,
but we also provide a very thorough and personal service to our owners and
agents. We are told by most of them that Elysian Holidays is their favourite
company for a number of reasons. Apparently we are reliable, efficient,
delightful to deal with and experts in our field. We are also told that the
Elysian clients are their favourite too – it seems that the two go hand in
hand!
Once we agree to take on a new property, we forward a questionnaire and
property details form to the owner for completion. This needs to be returned to
us so that we can then put the property onto our website. Once on the website,
we market the villa, handle enquiries and organise bookings. All information is
fed through to the owner. Properties are handled on an ‘On Request’ basis and
we always check availability with the owner before confirming a booking. Our
terms are 20% deposit payable to the owner to confirm each booking and this is
payable once we receive confirmation from the client and the deposit has been
received and cleared. The balance is due and normally received 6-8 weeks before
client's arrival. As soon as the balance is cleared we make the balance payment
to the owner. We need invoices from the owner for deposits and balances.
Payment for these services is taken as commission on every booking. This is
negotiated between the owner and ourselves at the time of taking on
representation of the property.
At certain times, there may be other costs for special marketing campaigns. We
will inform owners of these and participation will be at their discretion. We
also offer prime position as Property of the Week on our Home Page at an
additional cost.
At the end of the day, our relationship with all our owners and agents is very
personalized and as a result, we always manage to overcome any difficulties
that may arise. Our biggest test was September 11th, when as a result of our
close relationships with owners, we were able to honour all bookings that were
affected. We pride ourselves on being able to make these sort of unusual
arrangements, where many others would not.
All owners will be asked to sign an Owners Contract, which details and sets out
the duties of both Agent and Owner.
